SALES GUIDELINES
Achieving your goal of owning a Castle & Cooke Home begins with understanding how the priority list, loan application, and sales process steps can lead you home.
Here you'll read very important information related to loan approval and the sales process which are the keys to purchasing your home.
Demand for Castle & Cooke homes is strong, and these guidelines and qualifying steps are designed to provide order to the sales process.
Complete this process for each neighborhood of interest to you.
1.ADDING YOUR NAME TO THE PRIORITY LIST BEGINS WITH APPLYING FOR A LOAN AND PROVIDING DOCUMENTATION
Applying for a loan is the first step toward prequalifying you for your home purchase. It begins with five important steps:
- Read carefully through this process before beginning your loan application
- Click the button indicating you have read and understand and are ready to go forward
- Fill out the online application. Start the online application by clicking the "Click Here To Continue Application" at the bottom of this page.
- Click the completed application submit button
Loan Approval
Your final loan approval is subject verification of credit, employment, income, down payment, assets, liabilities, and required documentation.
The names(s) of the prospective buyer(s) listed on the bank statements(s) or loan application must match the names(s) the persons(s) who will sign the Joint Purchase Agreement and Escrow Instructions ("Purchase Agreement").
Each qualified buyer(s) will be eligible to purchase only one home (owner occupied). Any duplication of names or attempt to assign or exchange places with others on the priority list will immediately disqualify and remove you from the priority list.
2. THE SALE PROCESS
When Castle & Cooke Mortgage, LLC receives and approves your completed loan application and verification of funds, you will be placed on our priority list. Your priority will depend largely on the order in which we receive notification from Castle & Cooke Mortgage, LLC; so the faster you send in the document, the sooner your name will be added to the priority list.
Important notes on fairness, clarity, deposits and keeping your name on the priority list:
- Priority Numbers
A variety of factors are considered in assigning priority list positions, including a buyer's ability to close escrow and whether a buyer is "contingent" (must sell or refinance another property to have sufficient funds to close escrow) or "non-contingent". - Presales
Castle & Cooke Alberhill Ranch, LLC reserves the right to sell homes to our employees and affiliates prior to and instead of any person whose name appears on the priority list, so some of the homes in any sales release may have been pre-sold. -
Attending Phase Releases
If your name is called, you must deliver a deposit check (see deposit amounts below) at that time to be eligible to enter into a purchase agreement. If you are unable to select a home at a phase release or prefer to wait for a future phase, you may remain on the priority list by attending the phase release and notifying a sales representative. If you cannot attend, you must send a representative to select a home or express your preference to wait for a future phase. Ask a sales representative for details.

- No Guarantee Of Home Purchase
Being on the priority list does not guarantee that you will be able to purchase the home you want. The priority list merely allows us to schedule appointments to write purchase agreements in an orderly manner. Even if a sales agent indicates you will be able to purchase a home, until you fully execute the purchase agreement and related documents, there is no valid contract to purchase a home. - No Notification
Castle & Cooke Alberhill Ranch, LLC has no duty to notify you of your position on the priority list or to notify you about future sales release dates. It is your responsibility to keep informed about future sales release dates and times by checking with your Sales Representative. - Removal From Priority List
Once you reserve a home, your name will be removed from the priority list. Your name will also be removed if you violate these guidelines. Should you reserve a home and later wish to change your selection, you will be added to the bottom of the current priority list. - Post-Priority List Sales
Homes still available after the priority list has been exhausted will be sold on first-come, first-serve basis at the sales office.
Castle & Cooke Alberhill Ranch, LLC reserves the right to refuse to sell any property to any party for legal reason.
These guidelines do not constitute our entire sales process, but rather offer an overview of how we propose to "release" homes for sale in a manner that allows order to the sales process. We reserve the right to modify or completely change our sales procedures and these guidelines at any time, without notice.
